For a room, SpareRoom ↗ offers room searches and buddy-ups: people looking to find accommodation together. Rightmove ↗ can help with whole properties and some room listings. An advert appearing on a familiar platform still needs independent checks.
Set a budget including bills, move-in date, acceptable commute, furnishing requirements and home-working needs. Distinguish a permanent room from a Monday-to-Friday let, which may not permit weekend occupation.
Talk to prospective housemates
Ask how many people actually live there, who works from home, how cleaning and bills are shared, whether guests are allowed and what quiet-hour arrangements apply. Inspect the kitchen, bathroom, storage and bedroom lock. Discuss smoking and pets in advance.
For a buddy-up, go beyond a friendly conversation. Agree the rent range, areas, referencing documents and what happens if someone withdraws. Do not transfer a shared deposit to an unfamiliar prospective housemate without clear written arrangements and a verified recipient.
Establish what you are renting
An individual room tenancy, joint tenancy of a whole house and resident-landlord arrangement involve different rights and liabilities. Joint tenants may be responsible for the whole rent rather than just the share agreed between themselves. Establish who is authorised to let the room. If an existing tenant advertises it, request evidence of permitted subletting or an agreed tenant replacement. Before paying
View personally or through someone you trust, verify the letting party's identity and authority and read the agreement. Obtain an itemised breakdown of the holding deposit, tenancy deposit, rent and included bills. Compare payments with the Tenant Fees Act guidance ↗.
Do not pay “viewing insurance” or transfer money for a promise of courier-delivered keys without verification. Save the advert and messages. At move-in, record the bedroom and shared areas, inventory and meter readings, and establish the repairs contact. A low price does not compensate for uncertainty about your right to occupy the room.
