What to compare with an ordinary flat

Build-to-rent accommodation is organised for renting with professional management. A development may provide reception, shared workspaces, a gym or a maintenance app. Verify the actual services and management quality with the individual operator; the label does not guarantee an identical package everywhere.

Calculate the full monthly budget

Request the rent and included services. Check council tax, electricity, water, heating and hot water, internet, parking, storage and guest services separately. Ask whether communal room bookings cost extra and what happens if the gym or workspace closes.

Pay particular attention to district heating or a heat network. There may be one provider that cannot be changed like an ordinary electricity supplier. Application checks and payments

Establish referencing requirements and acceptance of overseas income, self-employment and guarantors before a holding deposit. A large operator does not automatically approve newcomers. Request the draft agreement and an itemised initial payment calculation.

Compare a conventional protected deposit with any offered alternative. A non-refundable deposit replacement fee does not normally prevent later claims for damage. The agreement and everyday experience

An ordinary English APT has been a rolling tenancy since 1 May 2026. Marketing promises about long-term living do not replace legal notice and rent-increase rules. See the official guidance ↗. Check other UK nations separately.

At the viewing, listen for noise and check windows, ventilation, lifts and reception. Establish rules for pets, visitors, home-working and deliveries. Ask who handles overnight emergencies and how complaints are escalated. At move-in, record defects within the operator's inventory deadline and retain photographs. Base the decision on the flat, agreement and total budget as well as the appearance of the lobby.
