Renting without a UK salary or as a self-employed newcomer

Establish the income requirements first

A UK salary is not the only possible evidence of affordability. However, an agent can assess income, credit history and references under its own procedure. Before viewing, ask whether it accepts overseas income, recent self-employment and savings, which documents it needs and who makes the final decision. An intermediary's assurance that you will pass checks does not replace the landlord's agreement.

This guidance mainly concerns private renting in England, including London. Living with an owner, and renting in Wales, Scotland or Northern Ireland, involve different contractual and housing rules. An ordinary English private letting will now usually be an assured periodic tenancy ↗.

Prepare a clear evidence pack

Have identification and evidence for the separate Right to Rent check in England ready. Explain income using bank statements, an employment contract, an employer's letter or business records. Self-employed applicants can offer their latest filed tax calculations, tax year overviews, accounts and an accountant's letter. A new business may have client contracts and evidence of actual payments. Ask which period statements must cover and whether translations are required.

Create a short table showing each income source, currency, frequency and supporting document. Business turnover is different from personal income available for rent. Do not present forecast earnings as money already received or alter statements. Send records through the agent's verified channel; referencing does not require your banking password or authentication codes.

If standard referencing does not fit

Ask for a manual assessment, consider a cheaper property or explore a guarantor. Establish whether a particular relative, overseas guarantor or commercial company will be accepted before paying. Do not assume that offering six or twelve months' rent will replace checks. Under current English APT rules, rent cannot be accepted before all parties have signed. Between signing and the tenancy starting, a monthly payer can usually be asked for no more than one month's rent. Permitted deposits are separate. See the rent in advance guidance ↗.

Before reserving a property

Obtain written approval conditions before paying a holding deposit: what happens if referencing fails, what information is outstanding and whether the guarantor has been accepted. An affordability check failing does not automatically mean the holding deposit is forfeited. The circumstances, accuracy of information and parties' actions matter. Calculate the full monthly budget, including council tax, utilities and travel. An agent accepting an application does not establish that the rent is sustainable with seasonal earnings.
