Choose the part of the sector

Estate agency covers property sales, lettings and rental management. Trainee sales negotiators, lettings assistants, property administrators and property managers do different work. Decide whether you prefer selling, document coordination, viewings or support for landlords and tenants.

The official estate-agent profile ↗ describes entry through trainee roles, administration, apprenticeships and training. Customer service, negotiation and organising appointments can transfer, but you must learn the property process and rules in the relevant UK nation.

Do you need a qualification?

Propertymark ↗ states that England currently has no general qualification requirement for entry, while requirements differ in Scotland, Wales and between sales and lettings. This does not mean agency activities are unregulated or that knowledge of the rules is unnecessary.

Compare employer training, apprenticeships and professional qualifications. Ask about the awarding organisation, curriculum, exams, total cost and timetable. Do not buy an “estate-agent licence” without establishing what it actually authorises and whether the particular entry vacancy requires it.

Search and prepare

Use careers pages of local and national agencies, Propertymark's specialist jobs board and Find a job ↗. Search several entry-level titles, including administrator. Viewings often require a driving licence and travel between properties; check each advertisement, particularly in London.

Show customer communication, target delivery, accurate records and conflict handling in your CV. Prepare interview examples about prioritising a busy day and a difficult conversation. Research the area and agency's property types, without presenting yourself as a qualified surveyor or legal adviser.

Compare the pay package

Separate guaranteed base salary from OTE, the expected earnings if targets are met. Ask what triggers commission: winning an instruction, exchange, completion or receipt of payment. Clarify payment delays, sharing between staff and what happens when you leave.

Check hours, Saturday rotas, car expenses, training, probation and notice. Obtain the bonus formula in writing and assess guaranteed earnings, realistic targets and training quality.
